Registration tax for second-home / investment-style resale purchases from a private seller (Imposta di Registro). Statutory headline rates differ from prima casa: second-home-style transfers often use 9% of cadastral value; prima casa can qualify for a reduced proportional rate under conditions — not split out here. The cadastral base is typically 25-40% of market value, so an effective burden of roughly 2-4% of the purchase price is common. We apply a flat approximate rate to the purchase price; January 2025 updates (DL 139/2024) emphasise aligning declared price with cadastral value (“price-value”) — use notary figures for binding budgets. Minimum tax is enforced at EUR 1,000. Buying new from a developer is a VAT path (often 10% on residential standard categories, or 22% luxury) instead of this registration stack — select costs manually if needed.

Notary Fees (Rogito)
Mandatory notary fees for certifying the purchase deed. Typically 1-2.5% of the declared value + 22% VAT on the fee. Minimum around EUR 1,500-3,000.
Imposta Ipotecaria (Mortgage Tax)
Fixed EUR 50 mortgage/hypothecary tax when buying from a private seller. EUR 200 when buying from a developer (VAT regime).
Imposta Catastale (Cadastral Tax)
Fixed EUR 50 cadastral tax when buying from a private seller. EUR 200 when buying from a developer (VAT regime).
Lawyer Fees (Avvocato)
Legal representation for the buyer. Not legally mandatory but strongly recommended, especially for foreign buyers. Typically EUR 1,000-3,000.
Administrative & Stamp Fees
Title searches, cadastral updates, stamps, and other administrative costs. Typically EUR 300-600.
Mortgage Imposta Sostitutiva
Substitute tax on the mortgage loan: 2% of loan amount for second/investment properties (0.25% for primary residence).
Only applies when financing with a mortgage.
Property Valuation (Perizia)
