SDLT (Non-Residential) (Commercial)

Non-residential/commercial SDLT uses lower rates: 0% up to £150,000, 2% on £150,001–£250,000, and 5% above £250,000. The additional property and non-resident surcharges do not apply to commercial purchases.

Second home / buy-to-let — +5%

If you already own a residential property, an additional 5% applies to all SDLT bands. Does not apply to non-residential (commercial) purchases.

Non-UK resident — +2%

Non-UK residents pay an additional 2% on top of standard SDLT rates.
