Stamp Duty Land Tax (SDLT) uses a progressive sliding scale — you only pay the higher rate on the portion of the price that falls within each band, not on the full purchase price.

SDLT (Non-Residential) (Commercial)

Non-residential/commercial SDLT uses lower rates: 0% up to £150,000, 2% on £150,001–£250,000, and 5% above £250,000. The additional property and non-resident surcharges do not apply to commercial purchases.

Additional property (second home / buy-to-let) — +5%

If you already own a residential property, an additional 5% applies to all SDLT bands. Note: commercial properties have separate SDLT rates not modelled here — do not check this for commercial purchases.

Non-UK resident buyer — +2%

Non-UK residents pay an additional 2% on top of standard SDLT rates.
