Primary residence buyers benefit from lower rates with a zero-rate band up to ~EUR 106K. Stamp duty (Imposto do Selo) of 0.8% is charged separately. The current rates are: 1% on the first €106,346, 2% on €106,346 – €145,053, 5% on €145,053 – €198,146, 7.0% on €198,146 – €306,420, 8% on €306,420 – €621,501, 6% on €621,501 – €1,128,287, 7.5% on amounts above €1,128,287.

If the property was your primary residence, the gain is fully exempt provided you reinvest the proceeds in another primary residence within 36 months. Since 2023, non-residents benefit from the same 50% inclusion rate as residents. Companies pay 21% IRC (corporate tax) on the full gain. Your primary residence is exempt from capital gains tax.
